Under pricing your home may result in you leaving money on the table, while overpricing can do the same as it discourages buyers and often results in homes sitting longer days on market, taking price reductions and ultimately lower offers. Therefore, pricing your home properly is vital in maximizing your profits. As an experienced seller’s agent, I have a deep knowledge of pricing trends, what buyers are looking for in certain areas and what they are willing to pay. When it comes to pricing, I share this knowledge with sellers and also provide them market data to help formulate the best listing price and strategy to help you realize top dollar.
- Take time to prepare your home for sale. Deep clean, declutter and depersonalize your home to prepare it for sale. This will allow potential buyers to envision themselves in the space. In addition, some repairs and renovations may need to be done prior to listing to net top dollar, which is where a knowledgable seller’s agent will be extremely helpful. We know what buyers will be looking at when touring the home, what buyers expect at certain price points and we also can advise on the best return on investment when it comes to making repairs or renovating. Many sellers overdo it in terms of repairs and renovations, so working with a skilled listing agent can certainly save you money and time in preparing your home for sale!
- When choosing a REALTOR® to work with, it’s not always prudent to choose the agent offering you the lowest commission, although it may seem to be the case. Why? You may think you are saving money, but often reduced commissions mean reduced and limited services. With less services, your home may garner less exposure, not show as well, have less buyer traffic and ultimately likely sell for less. In addition, your agent is your trusted teammate through the selling process so it’s of the utmost importance to work with someone you can trust, work well with and feel will represent you and your property best!
- I highly recommend working with an agent that works in your local market. They should have deep knowledge of the local market and be able to advise you on many different important aspects of listing your home such as pricing having the local insight they do.
